Buying a condo in Brickell
Brickell is almost entirely vertical: residential towers of very different ages sit alongside offices, restaurants and Brickell City Centre. Brickell real estate spans established towers, newer luxury condos and recently completed buildings. Two units with similar views can be very different purchases depending on the building's age, the association's finances and the rules it sets.
Check the building, not just the unit
Florida's condominium safety legislation passed after 2021 introduced milestone inspection and structural integrity reserve study requirements for many buildings. Before you commit, ask whether these apply to the building and request any reports, the current budget and reserves, any special assessments approved or under discussion, and recent board meeting minutes.
Brickell luxury condos and new construction
Buyers looking at Brickell luxury condos often weigh a resale unit they can see today against Brickell new construction that is recently completed or still being built. Resale lets you review the building's history and finances; new and pre-construction buildings offer newer systems but rely on the developer's documents and timeline.
Rental and use rules
Some Brickell buildings allow short minimum lease terms while others restrict leasing heavily. If you plan to rent the unit at any point, confirm the building's current rules in writing — never rely on a listing description alone.
Getting around
Brickell is walkable and served by the free Metromover loop, the Metrorail Brickell station and quick access to I-95, Downtown Miami and Key Biscayne via the Rickenbacker Causeway. Parking allocation (assigned, deeded or valet) varies by building and is worth confirming.

Common questions
Why do Brickell search results show Miami as the city?
Brickell is a neighborhood of the City of Miami, so MLS listings record the city as Miami. Results here show a selection of listings whose subdivision or building name references Brickell, so they are not every Brickell condo on the market. Ahmet can run a more comprehensive search for specific buildings.
What documents should I review before buying a Brickell condo?
At minimum the declaration and rules, the current budget and reserve information, the milestone inspection and structural integrity reserve study where applicable, and recent board minutes. Your attorney or Ahmet can help you request them.
Are new pre-construction towers included here?
Only units actively listed on the MLS. For pre-construction projects, see Miami New Developments.
