A city of very different neighborhoods
Fort Lauderdale combines a downtown high-rise core along Las Olas and the New River, beachfront condominiums, and established single-family neighborhoods — many of them on navigable canals. The right area depends heavily on whether you want walkability, the beach or a dock behind the house.
Waterfront homes: what to verify
Every waterfront property is different, so treat these as due-diligence items for the specific home: whether any fixed bridges lie between the property and open water and what clearance they allow; canal width, depth and navigation for the boat you intend to keep; seawall age, condition and any required repairs or elevation work; and the dock itself — size, condition, lifts and permits. A marine contractor or surveyor can assess these during your inspection period.
Insurance and flood zones
Flood zone, elevation, past flood history, roof age and wind-mitigation features can all affect insurance availability and cost, and they vary property by property. Request the elevation certificate where available and get flood and homeowners insurance quotes during your inspection period rather than after it.
Single-family home or condo?
A single-family home gives you land, privacy and often a private dock, but you are responsible for the roof, seawall, insurance and maintenance yourself. A condo shares those costs through the association and may offer beach or downtown convenience, but you take on its budget, reserves, assessments and rules. Decide which trade-off suits your lifestyle before narrowing the search.
Location and access
Fort Lauderdale-Hollywood International Airport, Port Everglades, I-95, I-595 and Brightline's Fort Lauderdale station make the city one of the best-connected in South Florida, with Miami and Palm Beach both reachable by rail.
